RENTAL TERMS AND CONDITIONS
Reservations are accepted from family groups only. Attempts to circumvent this policy will result in forfeiture of all payments made and eviction from the property. Should you have any doubt if your group meets the family only policy, please contact the office for clarification prior to booking.
RESERVATION DEPOSIT
Reservation deposit is one half of the total with the balance due 7 days prior to check in. Personal checks must be received 21 days prior to check-in. Cash, cashier's checks, and credit cards are accepted at check-in. Use of credit cards will be subject to a transaction processing fee.
CANCELLATION
Upon confirmation of receipt of your reservation deposit, refunds will not be given unless we can rebook the property for the same time period and is subject to a fee of 25% of the fee.
RATES
Rates are subject to change without notice prior to confirmation. Taxes are based on rate at check-in.
SECURITY AND DAMAGE DEPOSIT
A security and damage deposit must be provided in the form of a credit card voucher at check-in.
SMOKING
Smoking is not permitted in any of our properties and will be treated as damage. Most properties have outside areas where smoking is acceptable.
DAMAGE AND CLEANING ISSUES
Please take a few minutes to do a "walk through" of the property upon arrival. Sunspot Realty makes every effort to provide clean, serviceable, damage free properties and will deal with any issues promptly. Please make every effort to report problems immediately.
PETS
Pets are not permitted in properties unless designated a Pet Friendly Property.
WEATHER RELATED ISSUES
Refunds will not be given due to inclement weather unless it becomes a mandatory evacuation due to a hurricane. Refunds will be given for the remainder of the days left in the booking.
LOSS AND THEFT
Sunspot Realty assumes no responsibility for any loss or theft of guest's personal property left in the unit during or at the end of your stay. Sunspot Realty may not be held responsible for any loss or damage to vehicles or property left in vehicles during your stay.
POOL AND BEACH SAFETY
There are no lifeguards on the beach or at pools that some of our units provide. Sunspot Realty assumes no responsibility for the safety and welfare of tenants and/or their guests. Please take precaution while on the beach and adhere to pool rules. Children must be accompanied by an adult during all water activities. Please take note of the flag warning system that is in force on the beaches.
CHECK-IN
Check-in is between 3:00 P. M. Please call ahead if you are going to be a late arrival to make arrangements.
CHECK-OUT
Check out is 10:00 A.M. Please return keys to the office. A drop box at the office is provided for early departures. For homes with codes please email rentals@sunspotrealty.com if you have left early. Property needs to be left in reasonable condition with all dishes clean and all debris and garbage placed in the outside trash cans or dumpsters. Please DO NOT strip beds.
