  • What will my home sell for?

    As realtors, we can help you determine a listing price for your property. We provide you with comparable listings that were recently sold, currently under contract and active. Ultimately, the decision is yours on what price you list it for. The climate of the market, comparable home sales and appraisals influence what a home will eventually sell for.

  • What will my profit be after closing costs?

    We provide sellers with a closing cost estimate that is very close to your actual take home amount. There are standard costs that the seller typically pays including realtor fees, doc stamps on the deed, owner title policy etc. Each transaction is different though, so it's important to receive an estimate based on the property.

  • What will make my house more appealing?

    There are several steps that you can take to make your homes as appealing as possible. We provide guidance based on the individual property. Several things to note that are the most important: Curbside appeal, home cleanliness, staging and/or decluttering and maintenance repairs.

  • How long will it take to sell my house?

    The overall market and the individual house influence how long it will take to sell your home. Generally speaking, pricing a home competitively will help sell it within a timely manner. During a listing appointment, we will discuss your goals with you. Our guidance will help take the stress of selling away from you.

  • When should I look for a new house to buy?

    There's nothing wrong with getting an overall idea on what you want to purchase and where. Generally, it's not a good idea to go under contract on a new house until you are under contract with the sale of your home. Especially if you must sell in order to qualify for the purchase. There is a great deal of planning and strategy involved with this process, and we can help make this as smooth as possible for you.

  • What can I expect during the process?

    You can expect your realtor to become your "temporary" best friend. There are several phases of selling. It's very much hurry up and wait! Most of the work for the seller is in preparing for the home to be listed for sale. Once listed, showings occur. Once under contract, there are inspections, appraisals and a lot of waiting. We act as the juggler, making sure things happen in a timely manner. Our goal is to keep you informed and keep the process moving towards the closing table.

  • Do I have to do repairs?

    The short answer is no. Most contracts in Florida are as-is with the right to inspect. However, it's always good to have your home in tip top shape. The better shape your home is in, the better chance you have to maximize your profit.

  • Where will people find my listing?

    Most customers use zillow, realtor.com or similar platforms. Realtors use MLS to search for properties. Your listings will be found on all of those platforms as well as on our website and social media feeds.

  • How long does it take to list my house?

    Once we have all paperwork signed and photos taken - we can list within 24 - 48 hrs!

  • Why should I use a realtor instead of selling it myself?

    While we could write a novel on this topic, we'll keep it short and sweet. Realtors have knowledge and experience that simply is worth the money it costs to sell your home. When you list on your own, you are not exposed to the entire market that all homes are listed on. You also could run into many headaches along the way that a realtor would know how to handle. Chances are, you will not get top dollar selling on your own. You will also be exhausted! Time is money. Your time is better spent on your own professional goals.

  • Does my house need to be easily accessible for showings?

    The short answer is YES! The easier your house is to show, the better. In this fast paced world, people are more interested and more likely to see the property if it's easily accessible as opposed to having to wait days to show it. That being said, we understand that everyone's situation is different and we will always work with you!

  • Do I have to pay for pictures?

    No - We provide high quality photos of all of our properties!
