Most agencies these days will give you a low rate on your management fee but will make up for it in other fees to you and in exorbitant fees to tenants. We believe in transparency with both our owners and our tenants so everyone can have the confidence that they are being treated fairly. Owner use is respected at Sunspot Realty and we do not restrict it.
We provide monthly accounting and offer the payment of expenses to include everything from pest control to mortgage payments.
Sunspot Realty will license your property as is required by state and local authorities within our group license. We prepare and remit all sales tax.
Sunspot Realty provides quality housekeeping services to both our tenants and our owners. We require an annual deep clean and offer our owners reasonable cleaning fees so that your time at your beach home doesn’t end with a mop and bucket! Two sets of linens are required for each unit. We purchase linens competitively and maintain their quality as needed by replacing pieces that have become worn or damaged.
Sunspot Realty knows how difficult it is for an absentee owner to maintain their property. We pride ourselves on our knowledge of construction and building maintenance. We contract with the most reputable and responsive contractors in our area at a 10% service charge. We use our group buying power when ever possible to save you money. We will periodically inspect your property and inform you of any needed maintenance to maintain the quality of your property and to prevent further damage.
Sunspot Realty is committed to strategically market your property. Our NEW website includes a user friendly booking engine so that tenants can book their favorite property 24/7 from their desktop computer as well as from their cell phone. We always contact and qualify each booking to maintain our family only requirement for all of our properties. Our website is constantly monitored and optimized. Our social media is growing including a new Blog that will include tempting images of our beautiful beaches and things to do to seal the deal with vacation rental shoppers that Sunspot Realty properties and Panama City Beach is the best selection! Sunspot Realty works closely with the Panama City Beach Chamber of Commerce and the Tourist Development Council. We use targeted mailing lists as well as other advertising methods to bring the best results for your investment goals.
