GENERAL INFORMATION

Reservations are accepted from family groups only. Attempts to violate this policy will result in the forfeiture of your reservation and you will be charged a minimum of one half of the rent or a proration of the rent based on nightly rates, whichever is greater.

MAKING A RESERVATION. Please call to reserve your unit as early as possible. Arrangements can be made for you to see your unit if you hesitate to book sight unseen. A reservation deposit of 50% of the rental rate and the reservation request form is required within 10 days of making your reservation. You will receive a confirmation within approximately two weeks of our receiving your deposit.

AT CHECK-IN. The balance of the rent, applicable sales tax and cleaning fee are due in the form of cash, traveler’s checks or cashier’s checks. No personal checks may be accepted at check-in. A security deposit of $150 is also due and may be placed on VISA/Mastercard.

CANCELLATIONS. In the event that you must cancel your reservation, a refund will be given only if we are able to secure another tenant for the period in question. A service charge of 25% of the rental rate will be charged. Early notification increases your chances for a refund.

CHECK-IN DAYS AVAILABILITY AND TIMES. During Spring and Fall, weekly rentals are set up on a Saturday to Saturday basis. See individual listings for Summer check-in days. Reservations for less than a week are available with a 3-night minimum, are subject to available and time of year. Management reserves the right to change unit assignment. Check-in is at the Sunspot Realty office located at 16428 Front Beach Road on the appropriate check-in day between the hours of 2:00P.M. and 5:00P.M. Late arrivals, please call ahead to make arrangements.

AT CHECK-OUT. Please leave your unit with dishes clean. Bag trash from the unit and grounds and place in appropriate container for pick up. Make sure all windows and doors are locked. Vacate property and return your keys to Sunspot Realty by 10:00A.M.

SECURITY DEPOSIT AND REFUNDS/CHARGES. If your security deposit was paid in cash at check-in, your refund will be processed out within 10 working days of your departure. Please allow sufficient mail time for receipt. Credit card vouchers will be deposited only if a charge becomes necessary. Your security deposit or a portion thereof will be retained if there are repairs made due to damage, additional cleaning charges or linen replacement. (The housekeeping fee collected at check-in covers a normal cleaning, but nor include excessive cleaning, washing dishes or removing trash from the unit or its premises and will result in an additional charge. Permanently soiled or missing linen will be charged to the tenant.) In this event, you will be notified with 14 days of your departure that a charge has been made. Please report any damage immediately to Sunspot Realty.

SPECIAL NOTES OF INTEREST. Units are individually owned. So please check listings for amenities and equipment. You may expect the following of all our units: They are equipped with air conditioning, telephone service, TV with cable and HBO, and a one time set up of sheets, pillowcases, towels and wash clothes. Kitchens are setup with pots and pans, dishes, glassware and other basic cooking utensils.

SPRING BREAK RENTALS. Spring break rentals are subject to special conditions to ensure a wholesome "family only" environment in our properties. Conditions include Spring Break contract, cash security deposits and periodic unscheduled visits by Sunspot Realty staff.

LONG TERM WINTER RENTALS. Rates quoted are with a 3-month minimum and are available November 1^st through February. Pest control, cable, water, garbage, limited local phone service and a one time set up of sheets and towels are provided. Tenants provide power, clean up fee and long distance phone calls. Tax must be charged for occupancies of less than 6 months + 1 day. Security deposit is $200. Additional information available upon request.
